          Despite broader housing market stagnation, the luxury segment homes priced at $1 million and above has emerged as the fastest-growing part of the U.S. housing market. According to data from the National Association of Realtors (NAR), sales of these top-tier homes rose 8.4% year-over-year in August 2025. In contrast, total home sales barely inched up 1.8% from the previous year and fell 0.2% from July.
          Luxury homes are selling quickly. The median time on market for homes priced at or above $1 million was just 27 days in August, only slightly longer than homes in the $250,000–$500,000 range, which comprises the majority of transactions. This pace suggests that high-end buyers are largely unaffected by the same affordability challenges sidelining many Americans from homeownership.

          Understanding the Drivers of Luxury Market Momentum

          The continued outperformance of luxury homes is strongly associated with the widening wealth gap in the U.S. While most buyers struggle under the weight of elevated mortgage rates and persistent economic uncertainty, affluent individuals are relatively insulated. Many luxury buyers either use cash or make substantial down payments thanks to robust equity in existing properties or gains from the stock market’s recent bull run. These factors reduce their sensitivity to interest rate volatility.
          Lawrence Yun, Chief Economist at NAR, emphasized that a mix of financial assets and real estate equity gives trade-up buyers the confidence to purchase higher-end homes. This combination of wealth provides a cushion against economic fluctuations that have deterred less affluent, first-time buyers.

          Regional Variability and Redefining ‘Luxury’

          What counts as a luxury home varies widely by region. In high-cost markets like San Jose, California, a $1 million home might not even reach the median price, making it hardly luxurious in local terms. Realtor.com’s definition of entry-level luxury in 2025 begins at $1.3 million representing the top 10% of national home prices.
          In less expensive regions, however, million-dollar listings remain rare. Nationally, the median home price in August was $422,600, and homes above $1 million accounted for only 8.4% of total sales. This disparity highlights how geographical context and local income levels shape affordability and perceived value.
          Buyers like Crissy Timpson in Moorestown, New Jersey, illustrate how lifestyle needs and home equity play into purchasing decisions. Initially aiming for lower-priced homes, Timpson and her husband shifted their budget after realizing the cost of modest, outdated properties was unjustifiable. With help from a VA loan and proceeds from their first home purchased at $200,000 and now worth $360,000 they upgraded to a turnkey $1 million property with ample space, land, and modern features.

          Las Vegas and the Rise of New Luxury Hubs

          In cities like Las Vegas, the luxury home market is not only expanding but accelerating. Nearly 1,300 homes priced over $1 million were sold in the area by August, setting the pace to surpass the record 1,776 sales from 2024. Real estate agent Bryan Lebo attributes the growth to both national and local trends.
          Nationwide, the shifting distribution of wealth favors high-net-worth individuals. Locally, Las Vegas is drawing affluent buyers due to its expanding arts, dining, and sports scenes alongside its reputation as a tax-friendly destination. Many wealthy newcomers are relocating from California, drawn by lower living costs and the ability to work remotely.
          The changing expectations of buyers have redefined what qualifies as premium. According to Lebo, homes priced at $3 million once considered exclusive and slow to sell are now moving at a faster clip, reflecting both increased demand and a normalized perception of luxury pricing.

          Inventory Growth Creates Opportunity Without Dragging Prices

          Inventory has grown across all segments in 2025, offering more choices for buyers and increasing the potential for negotiations. Yet luxury prices remain stable, and in many cases, continue to rise. Data from Coldwell Banker Global Luxury shows that luxury single-family home prices rose 1.8% from a year earlier, while sales edged up 1.7%.
          Even in upscale regions like Scottsdale, Arizona, where luxury homes typically begin at $2 million, the market remains favorable for sellers. Most buyers in this segment use cash, limiting the impact of interest rates and maintaining strong seller leverage. Daniel Lombard, a luxury real estate adviser, notes that wealthy buyers appear largely unaffected by broader economic instability.

          Outlook for Late 2025 and 2026: Luxury as a Market Bellwether

          The luxury housing market is expected to remain resilient. Jason Waugh, president of Coldwell Banker Affiliates, anticipates continued strength through the end of 2025 and into 2026. He argues that the broader housing market may rebound from recent slowdowns, and historically, luxury homes have been the first to benefit in such recoveries.
          This correlation suggests that luxury market performance may not only be a reflection of concentrated wealth but also a potential signal for future market-wide momentum. The insulation of high-end buyers from rate hikes and job insecurity allows them to act decisively, making luxury real estate an early mover during economic transitions.
          The robust growth of luxury home sales amid an otherwise sluggish housing landscape highlights the deepening divide in American homeownership. Cash-rich buyers, emboldened by rising asset values and market confidence, continue to dominate high-end transactions. Their behavior not only reflects existing inequalities but may also chart the course for broader housing market dynamics in the months ahead.
